The app contains a lease addendum as well as a letter to residents highlighting the smoke-free nature of the building or property. Smoking tobacco products has many negative health impacts as does secondhand smoke, but smoking also can pose fire risks to buildings, increase maintenance costs to buildings, drive up cleaning costs, and more. Accordingly, premises or a rental property that is deemed a smoke-free community or building may have lower operating costs, improved safety, and more satisfied tenants. For an apartment complex, this lease addendum represents a legal agreement between a tenant or tenants (and their guests) and building management that prohibits the smoking of tobacco products. The app can be customized to include whether or not a common area is available for smoking or using tobacco products, and whether or not electronic cigarettes can be used by tenants. Tenants who sign onto this lease addendum may be able to file a complaint with management for tenants who are smoking or may be subject to a notice to vacate if they smoke and fail to adhere to the terms set forth in these legal documents. The letter and survey included in the app polls whether current residents or tenants smoke, whether they can smell smoke in their units, and if they want to live in a smoke-free building or community.
