The checklist covers checks from winter weather damage to gutters, downspouts, exterior walls, roofing, flashing, and shingles. Additionally holes and tears in window and door screens should be repaired, or the screens replaced. Storm windows should be replaced with screens, weatherstripping should be checked, and more. Checking for cracks from water freezing, melting and refreezing should be done in mortar, concrete, stucco, the building foundation, and other areas. Spring is the perfect time to take care of some of the exterior damage to a building as the risk from winter weather is gone, and it is not so hot as to make work conditions unbearable, but the warmer weather still makes exterior work manageable. It is a good idea for an inspector of heritage buildings to utilize this checklist to make sure the building is in tip-top shape, and ready for spring rain, and the eventual summer heat. Preventive maintenance can save time and money in the long run as minor damage can be more easily repaired than more substantial damage.
