Such a lease termination letter can be used to terminate a fixed term lease, or a month-to-month tenancy arrangement. Typically, lease agreements, regardless of the term, require notice of termination, or non-renewal. This letter can serve that purpose, while also serving the purpose of early termination of the lease agreement. Even a month-to-month lease typically requires a period of notice of termination. While not identified in this letter, typically, after a termination of lease, the tenant and landlord may arrange for a move-out inspection of the property to determine whether or not a security deposit will be returned, or if it will be utilized for repairs.
