In Accordance with Hawaii tenant law title § 521-71, where early termination is concerned, the landlord must terminate at least 30 days from the next rent payment due date for the rental property, and the tenant must terminate within that same time period.
The rental lease termination letter agreement also holds written notice of where to send the security deposit, tenant property issues, rental property issues, and the new address of the tenant (if agreed upon).
The lease termination agreement suggests that both parties should perform a walk through of the rental unit for a move out inspection on an agreed upon date, and the tenant is responsible for all of the utilities at the rental property being turned off upon move out.
